XST Capital’s founder Joel Simkins presented “The Rise of Digital Gaming: Implications for Land-Based Hospitality” at the Urban Land Institute for the Fall 2024 Conference. Joel spoke to a leading group of hotel developers in Las Vegas, discussing the rise of digital gaming in the US. With his previous experience covering the lodging sector as an equity analyst, he was easily able to step back into the real estate mindset.

While Joel is long-term bullish on Las Vegas and doesn’t see meaningful degradation from digital gaming, particularly given the continuous reinvention of the Strip; he did want to highlight the impact that digital gaming (not dissimilar to internet retail) could have on regional gaming markets if they fail to embrace change, reinvest in their product/experience, and target younger demographics.
